IMPORTANT PROPERTY CONDITION

As a condition of the sale, the successful bidder will be required to demolish and remove the manufactured home, wooden shed, and metal shed from the property within one (1) year of the closing date. This requirement will survive closing.

Prospective bidders are strongly encouraged to perform their own due diligence regarding the property prior to bidding, including zoning, permitting, utilities, boundaries, title, environmental conditions, and any other matters that may affect the property or its intended use.

AUCTION & SALE TERMS

The property is offered subject to a reserve price.

The Town of Seabrook Board of Selectmen reserves the right to reject any bid not deemed to be in the best interest of the Town and to waive formalities as permitted. The high bidder will receive the winning notice and payment instructions once the Board of Selectmen approve the sell and not right after auction closing.

The successful bidder will receive a Quitclaim Deed from the Town of Seabrook. The Town may assist with the recording of the deed at the Rockingham County Registry of Deeds; however, all recording fees and associated costs shall be the responsibility of the successful bidder.

BIDDER ELIGIBILITY

A bidder may be deemed ineligible to purchase the property if the bidder:

  • Has outstanding housing or building code violations cited by the Town of Seabrook; or
  • Is not current on property taxes or other payments due to the Town of Seabrook.

Bidder eligibility may be verified by the Town prior to completion of the sale.
